How much does window cleaning cost in South Florida? (2026 prices)
Updated: Sep 24
Most window cleaning quotes in South Florida land between $150 and $450 for a house. That range is wide because two homes with the same number of windows can be very different jobs. Here is how we price ours, and what to look for in anyone else's quote.
The short answer
We charge about $8 per window for exterior cleaning, with a $150 minimum. Interior runs about $7 per window. A typical three-bedroom single-story home with 20 windows comes to roughly $160 exterior, or around $300 if you want inside and out.
The minimum exists because driving across Broward, setting up, and breaking down costs the same whether we clean six windows or sixteen.
What actually moves the price
Height. Second and third floor exteriors mean ladders or water-fed poles and a lot more setup. A two-story home is not twice the work of a one-story — it is closer to two and a half times.
Hard water spots. South Florida sprinkler systems spray mineral-heavy water onto glass all summer. Once those spots etch in, they do not come off with soap. Removing them is a separate process with a mild acid or a polish, and any honest company will quote it separately after seeing the glass.
Salt and construction film. If you are east of Federal Highway or near a build site, there is usually a film on the glass that needs a second pass.
Screens and tracks. Rinsing screens and wiping tracks is included in our price. Some companies quote glass only and add screens later, which is where a cheap quote stops being cheap.
Frequency. A house cleaned twice a year takes noticeably less time than one cleaned once every three years, and we price repeat visits lower.
Rough numbers by home size
Condo or apartment, 8 to 12 windows: $150, our minimum. Single-story, 15 to 25 windows: $150 to $200 exterior. Two-story, 25 to 40 windows: $250 to $400 exterior. Inside and out on most homes adds roughly 85 percent of the exterior price. Hard water removal is quoted per pane after we see it.
Why the cheapest quote is usually the expensive one
A $79 whole-house special is a bucket, a squeegee and twenty minutes. No screens, no tracks, no frames, and no insurance if a ladder goes through your screen enclosure. Ask any company for two things before you book: proof of liability insurance, and whether screens and tracks are included in the number they gave you.
When to get it done
Right after rainy season ends is the sweet spot — roughly late October through December. The summer storms are finished throwing dirt at the glass, and the winter light shows every spot you have been ignoring since May. The second best time is early spring, before the pollen and the rain start again.
Getting a real number for your house
We quote by the window, not by guessing. Text a photo of the front and back of your house to 754-226-0066 with your address and we will send a number back the same day. No walkthrough needed for most homes, and no obligation.
